Update on Enforcement

Update 2&3 on Enforcement 2/11&25/98


The Dade County Board of County Commissioners have enacted changes to Section 3604 of the South Florida Building Code to require Alleys and Parking Lots to be illuminated from Dusk to Dawn. This Ordinance also increases the minimum foot-candles required from 1/3 to 1 foot-candle on Open Parking Lots. It is to take effect January 1, 1997.

It applies to Class all A,B,C,D,E,F,G,H and J occupancies. There is also a provision for the unincorporated areas of Dade County whereby the Street and Alley lighting will be provided for through the establishment of a special taxing district.

Existing buildings lawfully in existence prior to the effective date shall have 180 days within which to replace existing light fixtures and 360 days within which to construct and install new light fixtures to conform with the terms of the ordinance. After that period there will be Civil Penalties of $500.00.

This will affect almost every property owner in the County.

Inspection Update- A Memorandum dated June 13, 1997 from Humberto Codispoti, Chief Electrical Inspector for Dade County to All Electrical Inspectors and Plans Processors.
Ordinance 96-171 which became effective January 1, 1997 increases the required illumination levels in parking lots and alleys and mandates that the illumination be maintained from dusk to dawn.
This Ordinance is retroactive and allows 180 days for existing buildings to achieve compliance.
A Professional Engineer's letter certifying that a test has been performed and that the project complies with the new Ordinance 96-171 must be received by the electrical inspector before a final inspection is approved.
Please notify all projects in your area of this requirement as soon as possible.
